Promotional Offer Through Caron Quicke, REALTOR® – Waves of the Emerald Coast Realty

This promotional offer provides a reduced 1% listing-side commission to Waves of the Emerald Coast Realty, exclusively when the Seller lists with Caron Quicke.

1. Commission Structure
All compensation in the Exclusive Right of Sale Listing Agreement is paid to Waves of the Emerald Coast Realty.
Under this promotion, the Broker agrees to accept a 1% listing-side commission for listings secured through Caron Quicke.

2. Buyer’s Agent Compensation (Separate & Seller-Paid)
The 1% listing fee applies only to the listing-side commission.
If the Seller elects to offer compensation to a cooperating buyer’s agent:

• It is not included in the 1% promotional rate

• It is set separately by the Seller

• It must be paid by the Seller at closing

This offer does not eliminate or replace potential buyer-agent compensation.

3. Services Included (Limited Representation)
Under this promotional rate, Waves of the Emerald Coast Realty provides limited representation, including:

• MLS listing and exposure

• Showing coordination

• Offer review and negotiation

• Transaction management through closing

No additional marketing services are included beyond what is listed above.

4. Minimum Commission
A minimum commission amount may apply and will be disclosed before signing.

5. Eligibility Requirements

• Valid for new residential listings only

• Must be listed with Waves of the Emerald Coast Realty

• Only available when hiring Caron Quicke as the listing agent

• Not valid for commercial properties, land-only listings, or MLS-entry listings

• Cannot be combined with other promotions or discounts
   

6. Early Cancellation or Termination
If the Seller cancels or withdraws the listing before expiration, fees may apply per the Listing Agreement.

7. Commission Negotiability Notice
All brokerage commissions are fully negotiable and not set by law.

 

8. Promotional Period

This promotional 1% listing fee is valid through December 31, 2025.
To qualify, the Seller must sign the Listing Agreement on or before this date.
Listings signed after December 31, 2025 do not qualify for the promotional rate.
