Cinco Bayou, Ocean City and Wright: The Fort Walton Beach Neighborhoods Buyers Overlook

When people search Fort Walton Beach homes for sale, the results quietly span more than the city itself. The greater Fort Walton Beach area is made up of the city plus five adjacent communities — Mary Esther, Shalimar, Ocean City, Wright and Cinco Bayou. Three of those barely register with buyers moving from out of state, and two of them are not cities at all.
That distinction is not trivia. It decides who issues your building permit, who picks up your trash, and which millage rate lands on your tax bill. Here is the plain version.

Cinco Bayou: a town of its own
Cinco Bayou is one of Okaloosa County's nine incorporated municipalities — a Town with its own government, sitting on the water just north of Fort Walton Beach proper. It is small enough that most buyers drive through it without realizing they crossed a line, and the county keeps the full list on its towns and municipalities page.
What that means for a buyer: town ordinances, town permitting, and a bayou frontage that behaves like the protected water it is rather than open Gulf. Much of the housing stock here is mid-century, which brings the wind mitigation and roof-age questions I always raise on older Emerald Coast homes.
Ocean City and Wright: unincorporated, and that is not a downside
Ocean City and Wright are communities rather than cities. They sit outside municipal limits, which means Okaloosa County government provides their services and handles their permitting. Buyers sometimes read "unincorporated" as a red flag. It is not — it is simply a different service provider and a different line-up of taxing authorities.
Practically, here is what I tell clients to check when a home is in one of these areas:
Which taxing authorities appear on the property record — they differ between city and county addresses
Who to call about a permit if you plan to add a fence, a pool, or a dock
Water and sewer versus well and septic, which still varies lot by lot here
Short-term rental rules, which can differ between a town and unincorporated county land
Wright in particular puts you close to the Eglin AFB gates without paying for a beach address, which is why it turns up so often on my list for military families. Ocean City runs along the bay side, with easy access to the Bel-Air corridor and a straight shot down to the bridges.

Why these three are worth a look
Buyers relocating here tend to arrive with two or three place names in mind and search only those. That narrows the field for no good reason. These three communities sit inside the same school district, share the same commutes to Eglin and Hurlburt, and put you on the same bayous — but because they do not carry a famous name, they see fewer competing offers.
The Greater Fort Walton Beach Chamber of Commerce keeps a good overview of the area and its communities, military neighbors and local events if you are getting oriented from out of town.
If quiet towns near the bases are what you are after, the same logic applies a few miles east — I compared two of them in Shalimar and Mary Esther: A Homebuyer's Guide to Two Quiet Towns Near Eglin AFB.
Frequently asked questions
Is a Fort Walton Beach mailing address the same as being in the city?
No, and this trips people up constantly. A postal address can read Fort Walton Beach while the property sits in Ocean City, Wright, or unincorporated county land. Check the property record, not the envelope.
Will my property taxes be lower outside the city limits?
Sometimes, because a city millage does not apply — but the taxing authorities vary and so do the services you receive. Look at the actual assessed figures for the specific parcel rather than assuming.
Are the schools different between these communities?
All of them fall under the Okaloosa County School District, but zoning is assigned by address. Always confirm the assigned schools for the exact property with the district before you rely on it.
Can I get waterfront in these areas without a Destin price?
Bayou and bay frontage in this part of the county generally prices below comparable Gulf-front property, and the protected water is easier on docks. Availability is thin, so it is worth having your financing ready before something comes up.
How do these compare to Destin?
Different trade-offs entirely — tourism density, price per square foot, and commute all shift. I laid that out in Fort Walton Beach vs Destin: Which Area Is Best for Your Next Home?.
