The closest town to Duke Field — and the most house per dollar in the county
Crestview gets written off as "the long drive." For a lot of buyers that is simply wrong, and it is worth correcting before anything else.
Duke Field sits three miles south of downtown Crestview. The 7th Special Forces Group compound is about six miles out. For anyone assigned to either, Crestview is not the far option — it is the closest town, nearer than Niceville, Valparaiso or Fort Walton Beach. Since the 7th Group has no family housing on the compound, that matters a great deal.
It is a real city rather than a bedroom community. Crestview is the Okaloosa County seat, and public administration is its second-largest employment sector after retail — a genuinely different economy from the tourism-driven coast.
And it sits on a ridge between the Yellow and Shoal Rivers at 235 feet above sea level, which the City describes as one of the highest points in Florida. That elevation does real work, and we come back to it below.
What your money actually buys here
This is the part worth being concrete about, because the gap is larger than most buyers expect. All figures below are Redfin, three months ending June 2026 — the same measure across every market, so the comparison holds.
- Crestview — $290,842 median sale price, $161 per square foot, 67 days on market
- Fort Walton Beach — $374,796 median, $216 per square foot
- Okaloosa County overall — $378,382 median, $219 per square foot
- Niceville — $529,612 median, $266 per square foot
Crestview runs 26% below the county on price per square foot and 39% below Niceville. In practical terms: what buys roughly 1,700 square feet at the Fort Walton Beach median buys closer to 2,300 square feet in Crestview. Around 600 extra square feet for the same money.
One honest note, because it cuts against a seller's pitch and you should hear it from your agent rather than discover it later: Crestview prices are down about 6% year over year, and price per square foot is down 9%. With 598 active listings, this is currently a buyer's market. Good news if you are buying. Worth planning around if you might sell inside three years.

Considerably. Crestview's median sale price was $290,842 at $161 per square foot in mid-2026, against $374,796 and $216 in Fort Walton Beach and $529,612 and $266 in Niceville. That is roughly 26% below the county average per square foot — in practice, about 600 more square feet for the price of the Fort Walton Beach median.

Closer than most people assume. Duke Field is three miles south of downtown Crestview and the 7th Special Forces Group compound is about six miles out — making Crestview the closest town to both. Eglin's main base is roughly 30 to 45 minutes south on State Road 85, and Fort Walton Beach around 30 to 40. Hurlburt Field is the long one.

The city sits on a ridge at about 235 feet above sea level, so storm surge cannot reach it and most parcels are not in a mandatory flood insurance zone. The real exposure is riverine — the Shoal and Yellow Rivers flooded badly during Hurricane Georges in 1998 and closed the highways into town. Ridge parcels and river-corridor parcels are very different propositions, so check the specific address with Okaloosa County before you buy.

Okaloosa County School District, rated A by the Florida Department of Education for 2025-26. Antioch, Bob Sikes, Northwood, Riverside and Walker elementary schools; Davidson and Shoal River middle schools; and Crestview High. Pineview School, a new K-8 on Enzor Road, opened in August 2026 — the district's first new school since 2008 — and attendance zones were redrawn for 2026-27, so verify your address rather than relying on older information.

Is the traffic on State Road 85 as bad as people say?
At peak hours it is genuinely slow, and the county is spending $20 million of its own money on a widening that does not enter FDOT's work program until mid-2027. The Southwest Crestview Bypass opened in May 2026 and has helped. Between peaks the middle stretch is open 65 mph divided highway across the Eglin reservation, which is why the drive works better than the map suggests. Drive your own route at the hour you would actually be driving before you commit.
Where people are actually buying
Crestview has more active new construction than anywhere else in the county, and the range is wide. At the entry end, Cottages of Crestview (Century Complete) starts near $200,000 and Garden Villa Townhomes (D.R. Horton) runs $225,000 to $280,000. In the middle sit Meadow Creek, Ashton View, Ridgeway Landing, Barton's Bend and Wind Meadows, mostly $280,000 to $320,000.
Above that, Oxford Place and Patriot Ridge (D.R. Horton), Houston Place and Young Oaks (DSLD Homes) and Brookwood (Adams Homes) run into the $400,000s. At the top, Highlands reaches $435,000 to $470,000 for 2,800-plus square feet — still below the Niceville median for considerably more house.
Active builders here include D.R. Horton, DSLD Homes, Adams Homes, Century Complete, Whitworth Builders, CJL Homes and Phillips Homes. Established neighborhoods matter too — Shoal River Landing and the Foxwood area among them — and an older home on a larger lot is often the better buy. Caron will tell you which.
Two large developments are reshaping the north side. Independence (D.R. Horton) is approved for 1,222 homes across 600 acres in ten phases, off US Highway 90 between Brookwood Lane and Clint Mason Road, with 15-plus acres set aside for parks and trails. River Park adds 392 lots across 263 acres east of Main Drive, north of Airport Road — notably, its first phase is half-acre lots.
Worth knowing as a buyer: residents raised infrastructure and aquifer concerns about Independence at its January 2026 hearing. Growth here is real, and so is the strain that comes with it.

235 feet above sea level
Crestview sits about 25 miles inland on a ridge, and the flood picture is genuinely different from the coast. Storm surge cannot reach here. The coastal designations that drive the highest premiums south of the reservation — VE zones, Coastal AE, and the COBRA areas where federal flood insurance is not available at all — do not apply. On most Crestview parcels flood insurance is optional rather than federally mandated.
But the risk substitutes rather than vanishes, and you should know both halves. Northern Okaloosa's flooding is riverine — the Blackwater, Yellow and Shoal Rivers. During Hurricane Georges in 1998, over 16 inches of rain closed Highway 85 from the south and Highway 90 from both directions, nearly isolating the city. The ridge stays dry; the river corridors on either side do not. Every parcel needs its own check, and Okaloosa County will confirm a specific address and can often produce an elevation certificate already on file.
Beyond the bases
Crestview is not only a military town, and that matters if you are buying for the long term. Shoal River Ranch is a 10,500-acre industrial site east of the city that has landed two anchor manufacturers — Central Moloney (a $50 million investment and 350 jobs) and Williams International, a jet engine manufacturer bringing a committed 330 high-wage positions.
The Okaloosa Industrial Air Park at Bob Sikes Airport hosts around 30 companies including BAE Systems and Lockheed Martin, plus Northwest Florida State College's Aviation Center of Excellence. North Okaloosa Medical Center is the area hospital, and county government is headquartered here. Median household income sits around $65,500 with homeownership at roughly 61%.
Schools — and a change that just happened
Okaloosa County School District is rated A by the Florida Department of Education for 2025-26 — its twelfth consecutive A since 2014, and one of only three districts in Florida with that streak. Crestview is served by Antioch, Bob Sikes, Northwood, Riverside and Walker elementary schools, Davidson and Shoal River middle schools, and Crestview High School.
Ratings on Crestview High diverge depending on who is measuring — Niche gives it a B+, GreatSchools a 5 out of 10. Both are worth reading rather than picking the flattering one.
Pineview School opened on 14 August 2026 at 5200 Enzor Road, directly on the new bypass. It is a K-8 built for roughly 950 students and it is the district's first new school since 2008.
That matters practically: attendance zones were redrawn for the 2026-27 school year. Any zoning information you read before autumn 2026 may now be wrong. Verify your specific address on the district's zoning page before you make an offer — this is the single most common thing buyers get caught out by here right now.
What buying in Crestview is actually like
North Okaloosa is a different market from the coast, and most advice written about "Fort Walton Beach real estate" does not transfer cleanly. Here is what actually matters.
The roads are genuinely improving, and the timeline is knowable. The Southwest Crestview Bypass opened on 1 May 2026 — Enzor Road running 3.5 miles between US 90 and Valiant Way, and Fallen Heroes Way running 2.5 miles from Ferdon Boulevard to Enzor Road with a multi-use path. County phases including PJ Adams Parkway total around $212 million, supported by a $64.1 million Triumph Gulf Coast grant. Still outstanding: the PJ Adams connection under the I-10 interchange, due mid-2027, and the six-laning of State Road 85 between Live Oak Church Road and PJ Adams, which does not enter FDOT's work program until FY2028.
Ask what is being built uphill. This is the most useful question in a fast-growing market and almost nobody asks it. In March 2024, residents on Lakeview Drive told local news that a new development had worsened flooding on their street — standing water, yard erosion, silt blocking drains. County officials acknowledged the stormwater problem. That is not an argument against new construction; it is an argument for looking at what sits above your lot before you buy.
Utilities vary by parcel, and it is not obvious from the listing. Water in the Crestview area comes variously from the City of Crestview, Okaloosa County and the Auburn Water System — River Park alone draws from two providers for redundancy. Electric service in rural north Okaloosa is CHELCO, a cooperative rather than an investor-owned utility. In outlying subdivisions, well and septic are common. All of it affects financing, inspection and your monthly costs, and all of it is worth confirming before you are under agreement.
In-city or unincorporated makes a difference. Water and sewer rates differ, and so do some services. Know which side of the line a property sits on before closing.
Get the wind mitigation inspection before you write the offer. Inland reduces exposure, it does not remove it. Roof covering, roof deck attachment, roof-to-wall connections, roof geometry and opening protection all feed into what you pay. Homes built before the 2002 Florida Building Code often lack several. Never budget off the seller's premium — theirs reflects their claims history and deductible, not yours.
The regional inspection failures are consistent. Gulf Coast roof life runs closer to 10 to 15 years than the 20-plus you may expect. Polybutylene plumbing in homes built between 1978 and 1995 is refused outright by many carriers. Federal Pacific and Zinsco electrical panels often have to be replaced before an insurer will write a policy at all. Florida is the termite capital of the country, so a wood-destroying-organism inspection is not optional. These findings frequently determine whether a house can be insured, not just what it costs.
Looking at acreage? Look at Baker. Nine miles northwest, Baker sits at 249 feet with a minor flood profile — around 5% of properties at severe flood risk. Land there averages roughly $21,000 an acre with a typical parcel around 12 acres. Baker School runs PK through 12 on a single campus, rates 7 out of 10 on GreatSchools, and offers JROTC and career-technical programs — which is why military families with children in multiple grades keep landing there. Two honest cautions: wildfire rather than flood is the exposure in that area, and land there is slow to move, averaging well over 200 days on the market. Thin comparable sales also make appraisals volatile, which is a real consideration on a VA loan.
Claim the homestead exemption if you qualify. Florida's property tax exemptions require permanent Florida residency. A servicemember who keeps another state's domicile gets neither the homestead exemption nor the Save Our Homes assessment cap. Active-duty members who are Florida residents can keep the exemption even while renting the property out under later PCS orders. Worth a conversation with the Property Appraiser rather than an assumption.
And if you are renting first — a sensible choice for many arriving families — know that Florida Statute 83.682 lets a servicemember end a lease with 30 days' written notice and a copy of orders for a PCS 35 or more miles away, among other triggers. Liability is limited to prorated rent, and the statute states plainly that it "may not be waived or modified by the agreement of the parties under any circumstances."
