
About the installation
The largest Air Force base in the world — and why that changes your search
Eglin covers 463,128 acres — roughly 724 square miles, which makes it the largest Air Force installation in the world by land area. It was established in 1935 as the Valparaiso Bombing and Gunnery Base, and today the 96th Test Wing leads approximately 19,000 military, civilian and contractor personnel across nine wings and more than 35 associate units.
It is not one workplace. The 33rd Fighter Wing trains F-35A pilots here. The 53rd Wing, the 350th Spectrum Warfare Wing and the Air Force Research Laboratory Munitions Directorate all operate on the reservation, alongside the Army's 7th Special Forces Group, the 6th Ranger Training Battalion and the Naval School Explosive Ordnance Disposal.
Here is the part that catches people out. Clearing the gate is not the same as arriving at work. Your building can be another twenty to thirty minutes inside the fence. Families sign leases in Crestview or Destin based on a drive time "to Eglin" and then discover their squadron sits on the far side of the reservation. Before you commit to a neighborhood, find out where your actual work center is — not just which gate you will use.
Which gate you use decides where you should live
The West Gate on State Road 85 and the East Gate on State Road 397 are both open 24 hours. The North Gate and the ACC Gate open only on weekday mornings and evenings — which is fine right up until the day you need to get on base at lunchtime. Gate hours do change, so confirm yours with the base before you sign anything.
That single fact reshapes the whole search. A house that looks close on a map can be a poor commute if it feeds a gate that is shut when you need it.
- Valparaiso — East Gate, under 10 minutes. The closest option, and a genuinely small-town feel. Worth knowing: it sits under the flight path, and jet noise is a real consideration.
- Niceville — East Gate, 5 to 10 minutes. The highest-rated schools in the county, which is why families stretch for this zip code.
- Shalimar — West Gate, 5 to 15 minutes. More affordable, still very close, and often overlooked.
- Fort Walton Beach — West Gate, 10 to 20 minutes. The most inventory and the widest price range in the area.
- Destin — West Gate, 25 to 45 minutes. The beach premium is real, and so is the summer traffic.
- Crestview — West Gate, 30 to 45 minutes. The best value per square foot in the county, at the cost of the longest drive.
PCSing to Eglin — the questions people actually ask

The West Gate on State Road 85 and the East Gate on State Road 397 are open 24 hours. The North Gate and ACC Gate open only on weekday mornings and evenings, so if your assignment routes you through one of those, plan around the two 24-hour gates instead. Confirm current hours with the base, as they do change.

Valparaiso and Niceville are closest via the East Gate, both under about 10 minutes. Shalimar and Fort Walton Beach are 5 to 20 minutes via the West Gate. Crestview and Destin run 25 to 45 minutes depending on traffic. Remember that Eglin covers 724 square miles — your building may be well inside the fence, so check where you actually report before choosing.

Can I buy a home near Eglin before I arrive?
Yes — remote purchases are routine for military buyers here. Caron runs detailed video tours, attends showings and inspections in person, and coordinates closing around your report date so you are not paying for temporary lodging longer than you need to. Most military purchases in this area close in 30 to 45 days when financing starts early.
On-base housing, or buy off base?
Family housing at Eglin is privatized and run by Mayroad — 2,359 units — reachable at (850) 613-5050. The government Military Housing Office is separate, at (850) 882-4533, ext. 3, and the two are routinely confused.
Waitlists move with bedroom count, rank and season, and summer PCS season is the worst of it. Get on the list the day your orders drop. It costs nothing and it preserves the option while you look at buying.
Off base, the numbers are the numbers. The median list price across Okaloosa County was $410,475 in July 2026, with a median 79 days on market (Realtor.com data via FRED). Nine to eleven weeks of market time means you are not in a market that punishes careful buyers — there is usually room to inspect properly and negotiate.

Schools
Okaloosa County School District serves the area and holds an "A" grade from the Florida Department of Education. There are no DoDEA schools here.
On base, Eglin Elementary covers Pre-K through 4th and Addie R. Lewis covers 5th through 8th, with Niceville High School for 9th through 12th.
Niceville's schools rate highest in the county, and that shows up in the price of a house there.

Inside the gate
The commissary is on Memorial Trail at (850) 389-6660, with curbside pickup available. The 96th Medical Group handles primary care, dental, pharmacy and a range of specialty clinics. There are three fitness centers, a marina on Choctawhatchee Bay at (850) 882-7730, and Eglin Beach Park — a private Gulf beach on Okaloosa Island open only to DoD ID holders, which is a genuinely unusual perk on this coast. Two things worth knowing: the Eglin golf course closed permanently on 1 December 2025, so Gator Lakes at Hurlburt is now the military option. And anyone aged 16 or over needs an iSportsman permit — $30 a year — to hunt, fish or hike on the reservation.
Buying before you arrive
Most of Caron's military buyers purchase without standing in the house first. That works when it is handled properly: walk-through video where the camera points at what listing photos hide, showings scheduled around your report date, and a straight answer when a house is wrong — even from two thousand miles away.
Temporary lodging runs through Eglin Inns at (850) 882-8761, and the Military & Family Readiness Center is at (850) 882-9060. Helpfully, Destin–Fort Walton Beach Airport (VPS) sits on the installation itself, which makes a house-hunting trip easier here than at most bases.
Seven things people get wrong when they PCS to the Emerald Coast
Most of what goes wrong in a Panhandle move is not dramatic. It is a detail nobody mentioned until it cost money. These are the ones that come up again and again.
1. Choosing a neighborhood before knowing your work center. Covered above, and worth repeating, because it is the single most common Eglin-specific mistake. "Twenty minutes to Eglin" can mean fifty minutes to your desk.
2. Underestimating Highway 98 in tourist season. This is not a minor gripe. Hurlburt Field's commander told the Okaloosa County Board of Commissioners that traffic here is "a threat to national security," citing airmen priced out to Crestview and Milton commuting close to an hour. Peak season runs roughly from spring break to Labor Day. Navarre is the sharpest version of the problem — one road in and out.
3. Budgeting off the seller's insurance premium. Their premium reflects their claims history, their carrier and their deductible, not yours. In coastal Florida the number that actually moves your cost is the wind mitigation inspection — roof covering, roof deck attachment, roof-to-wall connections, roof geometry, secondary water resistance and opening protection. Homes built before the 2002 Florida Building Code often lack these. Get the inspection before you write the offer, not after.
4. Assuming an "X" flood zone means no flood risk. Under FEMA's current NFIP pricing approach, flood insurance is priced property by property, not by zone. Being outside a Special Flood Hazard Area does not mean cheap or unnecessary coverage. Two local specifics: Okaloosa County's current flood maps took effect 9 March 2021, and federal flood insurance is not available in the COBRA area near Destin — a genuine buy-or-walk-away issue. One more thing most buyers never hear: a seller's existing NFIP policy can often be assumed by the buyer, and on an older property with a favorable legacy rate that is real money.
5. Buying a coastal condo without reading the milestone inspection and reserve study. Florida now requires a milestone inspection for condo buildings three stories or taller at 30 years, and a Structural Integrity Reserve Study alongside it. Since 1 January 2025, owners can no longer vote to waive or reduce reserve contributions. The result is mandatory reserve catch-up, sharp HOA increases and special assessments. A suspiciously low monthly HOA fee on an older Florida condo is a red flag, not a bargain — and much of the inventory in Fort Walton Beach, Okaloosa Island and Destin is exactly that vintage.
6. Assuming you can rent the house out short-term when you PCS out. In Florida any rental under six months is a short-term rental, and Okaloosa County requires state vacation-rental licensing, local registration and tourist development tax remittance. Okaloosa Island carries additional covenants and zoning restrictions, and Destin has its own separate ordinance. Renting the property can also cost you the homestead exemption. Check before you buy on the strength of an exit strategy that may not exist.
7. Not knowing your lease termination rights are non-waivable. Florida Statute 83.682 lets a servicemember end a lease with 30 days' written notice and a copy of orders for a PCS 35 or more miles away, among other triggers. Liability is limited to prorated rent — no other damages. The statute says plainly that it "may not be waived or modified by the agreement of the parties under any circumstances." If a landlord tells you that you owe two months' liquidated damages for PCS orders, the law says otherwise.
None of this is meant to be discouraging. The Emerald Coast is a good place to own a home, and the military presence here is the reason the market holds up — Eglin, Hurlburt Field and Duke Field together account for a $5.4 billion annual economic impact on Okaloosa County (2022, Florida Defense Support Commission). It just pays to go in with your eyes open.
