About Shalimar

Built for Eglin officers in 1943 — and the base is still the northern boundary

Shalimar has a claim nowhere else on this coast can make. It was not a town that grew and later found itself near a base. It was developed in 1943 and 1944 specifically as housing for Eglin Field officers, and incorporated in 1947 once the community had taken hold.

 

Eglin Air Force Base still forms its northern boundary. Not nearby — the property line. Commutes run about 10 to 20 minutes depending on your gate and where inside the reservation you actually report.

 

The town sits on Choctawhatchee Bay and Garnier's Bayou, which gives it genuine water access without Gulf-front pricing or Gulf-front insurance.

 

It is also very small — about a third of a square mile and roughly 740 residents — and that small size creates a trap most buyers walk straight into. See the next section, because it affects your taxes, your schools and your flood insurance.

The mailing address trap — read this before you tour anything

Here is the single most useful thing on this page.

 

The Town of Shalimar is about 0.3 square miles. The Shalimar postal area is vastly larger, taking in Lake Lorraine, Poquito Bayou and other unincorporated areas. So a great many properties advertised as "Shalimar" are not in the town at all — they simply carry a Shalimar mailing address.

 

That distinction is not cosmetic. It changes:

 

  • Which authority taxes you and what municipal services you receive
  • Which flood insurance programme applies — unincorporated Okaloosa County holds Community Rating System Class 5 standing and a 25% discount in mapped flood zones; an incorporated town has its own class, which may differ
  • Which schools you are zoned for

Less than people assume. The Shalimar area median is about $504,836 against Niceville's $529,612 — close, not dramatically lower. Where it genuinely wins is price per square foot: $229 against $266, roughly 14% less per unit of house for a comparable Eglin commute.

Often not. The town is only about 0.3 square miles, while the Shalimar postal area is far larger and includes unincorporated places like Lake Lorraine and Poquito Bayou. Many listings carry a Shalimar mailing address without being in the town. Is the market here rising or falling?

Rising, and faster than its neighbours — the Shalimar area was up about 14.1% year over year, the strongest appreciation in the immediate area. Homes take around 67 days to sell. That is good news for owners and means buyers should not expect the softness available in Destin or on Okaloosa Island.

What it actually costs — and a correction

Shalimar has a reputation as the affordable alternative to Niceville. The data does not support that.

 

Redfin for the wider 32579 area, three months ending June 2026:

 

  • Shalimar area — $504,836 median sale, $229 per square foot, 67 days on market, 53 sales, up 14.1% year over year
  • Niceville — $529,612, $266 per square foot
  • Fort Walton Beach — $374,796, $216 per square foot

 

The median sits close to Niceville, not well below it. Where Shalimar genuinely does win is price per square foot — $229 against Niceville's $266, a real saving of about 14% per unit of house, for a comparable Eglin commute.

 

And note the +14.1% year over year. This is the strongest-appreciating market in the immediate area, which cuts both ways: encouraging if you already own, less so if you are trying to buy in.

Remember that these figures cover the whole postal area rather than the town, so they blend in-town and unincorporated property. As with everything on this page, the specific parcel matters more than the label.

Bayou living, and what it means for insurance

Frontage on Choctawhatchee Bay, Garnier's Bayou and Poquito Bayou is a large part of the appeal. It also means the flood picture varies enormously street to street — far more than in an inland town.

 

Flood insurance is now priced property by property rather than by zone, so being outside a mapped flood area does not mean coverage is cheap or unnecessary. And the CRS discount that applies depends on whether the parcel is in the town or in unincorporated county — another reason that boundary matters.

 

Okaloosa County can confirm a specific address and often holds an elevation certificate already on file, which saves the cost of commissioning one.

Older housing stock

A town built in the 1940s has a lot of mid-century housing, and much of it has been renovated to varying standards. That is an opportunity — larger lots, mature trees, established streets — and a diligence requirement.

 

Anything built before the 2002 Florida Building Code frequently lacks the roof and opening protections that drive insurance pricing. On a home of this vintage the inspection results often determine whether you can insure it at all, not merely what the premium is.

Schools

Shalimar sits within Okaloosa County School District, rated A for 2025-26 with 23 A-rated schools and a rise to 15th of Florida's 67 districts.

 

Clifford Meigs Middle School carries a Shalimar address. Choctawhatchee High School is commonly associated with the area but its address is in Fort Walton Beach.

Because of the town-versus-postal-area split described above, school zoning here is genuinely unpredictable from the address alone. This is one of the few places where checking rather than assuming is not just good practice but necessary.

 

Verify the exact address on the district's zoning page before you offer.

What buying in Shalimar is actually like

Shalimar is a good, quietly underrated place to buy, provided you do one specific piece of homework that most buyers skip. Here is what matters.

 

Establish in-town or unincorporated before anything else. This is the whole game here. It determines your taxing authority, which flood insurance discount applies, and which schools your children attend. It is a five-minute check and it changes your annual costs materially. Nobody reads it off a listing because it is not on one.

 

Do not assume it is the budget option. The area median is close to Niceville's. The genuine saving is per square foot, and it is worth roughly 14%. That is a real advantage, but it is a different argument from "cheaper," and you should buy on the accurate one.

 

Check the bayou exposure for the specific parcel. Water access is the draw and the risk in the same feature. Streets a few hundred yards apart can have very different flood profiles, and pricing is now property-by-property rather than zone-by-zone.

 

Inspect for the age of the stock. Gulf Coast roof life runs closer to 10 to 15 years than 20-plus. Polybutylene plumbing in homes built between 1978 and 1995 is refused outright by many carriers. Federal Pacific and Zinsco electrical panels frequently must be replaced before an insurer will bind a policy at all. Florida is the termite capital of the country, so a wood-destroying-organism inspection is not optional. In a town largely built in the 1940s and 1950s, these are live issues rather than theoretical ones.

 

Get the wind mitigation inspection before you write the offer, not after. Roof covering, deck attachment, roof-to-wall connections, geometry, secondary water resistance and opening protection all feed into your premium, and pre-2002 homes often lack several. Never budget off the seller's premium — theirs reflects their claims history and deductible, not yours.

 

The hurricane deductible is separate from your standard one, commonly 2%, 5% or 10% of dwelling coverage. On a $505,000 home, 5% is roughly $25,250 before coverage begins.

 

If you are renting first, Florida Statute 83.682 lets a servicemember end a lease with 30 days' written notice and a copy of orders for a PCS 35 or more miles away, among other triggers. Liability is limited to prorated rent, and the statute states plainly that it "may not be waived or modified by the agreement of the parties under any circumstances."
