About Destin

Two things here can stop a purchase dead — and neither shows in the listing

Destin is the most expensive market in Okaloosa County and the one with the most ways to get caught out. Before anything about lifestyle, two facts deserve your attention, because both can end a deal after you are emotionally committed.

 

First: parts of east Destin sit inside a federal Coastal Barrier Resources System unit. In a CBRA System Unit, federal flood insurance is prohibited for structures built or permitted after 1 October 1983 — and properties in these units are effectively ineligible for VA, FHA and USDA financing. For a military buyer using a VA loan, that is not a detail. That is the whole transaction.

 

Second: whether a Destin house can legally be a short-term rental is decided by its zoning district, and most districts do not allow it. Buying here on the assumption of rental income, without checking the zoning first, is the most expensive mistake made in this market.

What Destin actually costs — and how the market is behaving

  • Destin — $556,197 median sale, $436 per square foot, 98 days on market, 211 sales
  • Fort Walton Beach — $374,796 median, $216 per square foot, 59 days on market
  • Niceville — $529,612 median, $266 per square foot

 

Read the per-square-foot line rather than the median. Destin costs almost exactly twice what Fort Walton Beach costs per square foot — same county, same coastline, same school district. That is the trade you are making.

 

Note also that the wider 32541 ZIP shows a higher figure, around $611,000, because it covers more ground than the city limits. Depending on which you read, Destin is a $556,000 to $611,000 market. Anyone quoting you one number without saying which boundary they used is not being careful.

 

And it is currently a buyer's market. Homes take 98 days to sell against 59 in Fort Walton Beach, close at 94.9% of asking, and roughly 37% of listings have taken a price cut. Sellers are conceding. If you are buying, that is leverage worth using.

Can I use a VA loan to buy in Destin?

Straight answers, from someone who works this market every week.

In most of Destin, yes. But parts of east Destin sit inside a federal Coastal Barrier Resources System unit, where properties are effectively ineligible for VA, FHA and USDA financing and cannot get National Flood Insurance Program coverage if built after 1 October 1983. Always request an official CBRS determination from the U.S. Fish and Wildlife Service before going under agreement on a Destin property.

Only if its zoning district allows it, and most Destin districts do not. Condominiums are exempt from city registration but still need state licensing and their association's permission. Check zoning before you make an offer — buying on an assumption of rental income is the most expensive mistake made in this market.

Per square foot, Destin runs about $436 against Fort Walton Beach's $216 — close to double, in the same county and school district. You are paying for the beach, the harbour and the rental economy. Whether that is worth it depends entirely on what you want from the property, and Caron will give you a straight comparison rather than a pitch.

For buyers, the conditions are favourable. Homes are averaging 98 days on market against 59 in Fort Walton Beach, closing at about 94.9% of asking, and roughly 37% of listings have taken a price reduction. That is a market where careful buyers have leverage.

What about the schools in Destin?

Better than most people assume at the lower grades — Destin Elementary and Destin Middle both earned A grades in 2025-26, the middle school for its 25th consecutive year. High school is the weaker point: Destin High is a charter that opened in 2021, graded B, and is financially strained. The zoned public high school for Destin remains Fort Walton Beach High.

The CBRA zone — what it is and why it matters most to military buyers

The Coastal Barrier Resources Act withdraws federal support from certain undeveloped coastal areas. Okaloosa County publishes the mapped boundaries, and the CBRA polygons the county maps sit in east Destin, running toward the Walton County line.

 

Inside a System Unit, structures built or permitted after 1 October 1983 cannot be covered by the National Flood Insurance Program at all. Private flood insurance is the only option and it costs substantially more. Federally backed mortgages — VA, FHA and USDA — are effectively off the table. In an Otherwise Protected Area the flood-insurance restriction applies but other federal assistance is not withdrawn.

 

Note that a separate Santa Rosa Island unit also exists in the federal system covering parts of this coastline, so no address anywhere on the barrier islands should be assumed clear without checking.

The boundaries changed recently, so older advice is unreliable. The relevant Moreno Point unit was comprehensively remapped and adopted by Congress in November 2024. An agent working from a 2019 understanding of where the line runs may be confidently wrong.

 

Never take anyone's word on a specific address — including this page. County GIS is useful for orientation but is not a parcel-level determination. Request an official CBRS property determination from the U.S. Fish and Wildlife Service before you go under agreement. Schools — better than Destin's reputation suggests

This surprises people who assume Niceville is automatically the schools choice. Under the Florida Department of Education's 2025-26 grades, Destin Elementary earned an A for its 25th year and Destin Middle earned an A for the 25th consecutive year. A quarter-century unbroken at two schools is a stronger claim than almost anything in the county.

 

High school is the honest weak spot. Destin High School is a charter that opened in 2021, graded B, and it is financially strained — enrolment came in near 600 against a projected 800, and the school has been restructuring roughly $20 million in bonds against an annual shortfall. Destin's zoned public high school remains Fort Walton Beach High, so a Destin family either uses the charter or drives. Worth knowing before you buy for a rising ninth-grader.

 

Zoning has also been in flux — verify any address at the district's zoning page rather than trusting a listing.

Where people buy

Crystal Beach is the premium end — around $825,000 median at roughly $539 per square foot, the highest in the county. Kelly Plantation and Regatta Bay are the gated golf communities. Holiday Isle, Indian Bayou, Emerald Bay, Destiny by the Sea, Destiny East and Destin Pointe each behave differently on price, rental rights and flood status.

 

That variation is the point: in Destin the neighbourhood decides your financing options, your insurance cost and whether you can rent. Caron will map those three things against your budget before you start touring.

Short-term rentals — a zoning lottery

If rental income is part of your plan, check the zoning district before you fall in love with the house. Only a minority of Destin's zoning districts permit short-term rentals. Everything else is a long-term-only property no matter how good it would look on a listing site.

 

Condominiums are treated differently — they are exempt from the city's registration requirement, though they still need state DBPR licensing and, critically, their own association's declaration has to allow it. That is a large part of why Destin condos and Destin houses behave as different investments.

Where rentals are allowed, expect: registration fees scaling by size from around $500 to $700, renewals between 1 January and 1 March with escalating late fees, an occupancy cap of two per legal bedroom plus four, maximum 24, one parking space per bedroom, a posted sign, and a responsible party who can reach the property within an hour.

 

Also budget the tax drag: state sales tax, county surtax and the 6% Okaloosa Tourist Development Tax together take roughly 12 to 13% of gross rental revenue on stays of six months or less.

What buying in Destin is actually like

Destin rewards diligence more than any other market on this coast. The upside is real and so are the traps. Here is what actually matters.

 

Settle the CBRA question first, before anything else. If you are using a VA loan and the property sits in a System Unit, nothing else about the house matters. Get the official determination from U.S. Fish and Wildlife Service rather than relying on a map, an agent, or this page. The boundaries were remapped and adopted by Congress in late 2024, so anything written before then may be out of date.

 

Then settle the rental question. Zoning district, then — if it is a condo — the association's declaration. Both have to say yes. Neither shows on a listing.

 

If you are looking at a condo, read the milestone inspection and the reserve study before you read the floor plan. Florida requires a milestone inspection for condo buildings of three habitable stories or more at 30 years, then every 10 years, with a Structural Integrity Reserve Study alongside it. Worth knowing: the widely repeated "25 years if within three miles of the coast" is a local option, not a statewide rule — confirm whether it has been adopted here rather than assuming either way.

 

Since the end of 2024, reserves for structural components in those buildings generally cannot be waived, though a 2025 change allows a board to pause or reduce contributions for a limited period under specific conditions. The practical consequence is unchanged: a suspiciously low HOA fee on an older Destin condo is a warning, not a bargain.

 

Ask for the estoppel certificate showing pending or approved special assessments, the full reserve study with its funding percentage, and the recorded milestone report. Underfunded reserves also make a building non-warrantable, which removes conventional financing from the table entirely.

 

Never budget off the seller's insurance premium. Theirs reflects their claims history, carrier and deductible. What moves your number is the wind mitigation inspection — roof covering, deck attachment, roof-to-wall connections, geometry, secondary water resistance and opening protection. On this stretch of coast that gap is expensive.

 

The hurricane deductible is separate and large. Florida insurers offer it as a percentage of dwelling coverage, commonly 2%, 5% or 10%, shown on your declarations page as a dollar figure. On a $600,000 home a 5% hurricane deductible is $30,000 before coverage begins.

 

Understand the season before you commit. Destin's population swells enormously in peak summer, and only a handful of routes serve the city. If you are commuting to Fort Walton Beach or the bases, drive it in July before you decide, not in February. Eglin runs roughly 25 to 40 minutes depending on gate and traffic; the north-county installations are considerably further.
