About Valparaiso

The East Gate is a street address here — and so is the trade-off

Valparaiso offers the shortest commute to Eglin of any community in the region, and the most honest reason not to live here. Both deserve stating plainly.

 

The Eglin East Gate is physically in Valparaiso — 873 9th Street. It is open 24 hours, and the commute is five to ten minutes. Nothing else comes close.

 

It is also a credible option if you are assigned to Duke Field, which sits about twelve miles north of that same East Gate on State Road 85 — so a household with one person at Eglin and one further north can genuinely split the difference here.

 

The town and the base grew up together. Eglin exists because a local resident offered the government 1,460 acres in 1934, and it opened in 1935 as the Valparaiso Bombing and Gunnery Base — which is why the airport code is still VPS.

 

The trade-off is aircraft noise, and it is well documented. Covered below, honestly.

The noise question — what the city itself put on record

Most agents will not raise this. It is better that you hear it here than discover it after closing.

 

When the Air Force proposed basing F-35 training at Eglin, the City of Valparaiso filed suit against the Air Force over the projected noise. The case was settled in 2010. At the time the mayor stated that noise would affect more than 90% of the city's residents.

 

In its own position paper the city cited a draft environmental impact statement projecting 65 to 85 decibels over Valparaiso, noted that adverse effects are generally recognised from 65 dB upward, and raised concerns about noise disclosure at sale and about mortgage availability at those levels.

 

Now the important caveats, because context matters as much as the claim. That was the city's advocacy position around 2010 and 2011, during a dispute it was actively fighting. The underlying noise study it criticised dated from 2006 and was based on F-15 data. It is not a statement of current federal lending policy, and Caron will not present it as one.

 

What it does tell you is that the concern was real enough for a city to sue over. The practical response is simple: visit the specific street at different times of day, and confirm financing with your lender early. Plenty of people live here very happily. Some would not. Ten minutes standing in the front yard tells you which you are.

How close is Valparaiso to Eglin AFB?

As close as it gets. The Eglin East Gate is physically located in Valparaiso at 873 9th Street and is open 24 hours, with commutes of about five to ten minutes — the shortest of any community in the region. Duke Field is roughly twelve miles north of that same gate on State Road 85.

The city lists Plew, Bluewater, Edge and Eglin elementary schools plus the Lewis School; Ruckel Middle, the Lewis School and the STEMM Center at middle level; and Niceville High School, which the state graded an A with a 97% graduation rate. Valparaiso feeds the Niceville system while costing less per square foot.

Is Valparaiso cheaper than Niceville?

Yes, per square foot — about $250 against Niceville's $266, roughly 6% less, for a shorter Eglin commute and the same high school. The trade-offs are a much smaller selection of homes and the aircraft noise question.

What the market is doing — read it carefully

Redfin, three months ending June 2026:

 

  • Median sale price $434,763 — up 24.7% year over year
  • Price per square foot $250down 5.8%
  • 49 days on market — the fastest in the area
  • Only 16 sales

 

Treat that 24.7% with real caution. Sixteen sales is a very small sample, and a couple of large transactions move the median a long way. The fact that price per square foot fell 5.8% over the same period tells you the honest story: this is not a market appreciating by a quarter.

 

The genuinely useful figure is 49 days on market — the fastest turnover of any community in this set. When something good comes up in Valparaiso, it goes. Be ready to move rather than expecting to negotiate slowly.

For context, Valparaiso sits at $250 per square foot against Niceville's $266 and Fort Walton Beach's $216 — meaningfully below Niceville for an even shorter Eglin commute.

 

One further honest note: the town's population declined slightly between the 2010 and 2020 censuses. It is a small, stable place rather than a growing one, and that is worth knowing if resale timing matters to you.

Bayou frontage and flood

Valparaiso sits on Boggy Bayou and Tom's Bayou, which is much of its charm and the main thing to check. There is no Gulf frontage and no barrier island exposure here, so the catastrophic coastal risks do not apply — but bayou surge and rainfall flooding do, and they vary sharply street to street.

 

Flood insurance is priced property by property now rather than by zone, so an unmapped parcel is not automatically a cheap one. Okaloosa County can confirm a specific address and often holds an elevation certificate already on file.

A small town, genuinely

Roughly 4,700 people. That is the appeal for many buyers and the limitation for others. Sixteen sales in a quarter means you may wait for the right house rather than choosing between several.

 

If your PCS timeline is tight and you need options now, Fort Walton Beach or Niceville will give you more to look at. If you can be patient and the East Gate commute is what you are optimising for, Valparaiso is hard to beat.

Schools

Valparaiso families draw on the Okaloosa County School District, rated A for 2025-26. The city lists Plew, Bluewater, Edge and Eglin elementary schools and the Lewis School at the primary level.

At middle level, Ruckel Middle, the Lewis School and the STEMM Center; at high school, Niceville High School, which the state graded an A for 2024-25 with a 97% graduation rate.

 

That is a genuine advantage worth naming: Valparaiso feeds the Niceville school system while sitting closer to Eglin and costing less per square foot. Verify zoning for a specific address on the district's page before you offer.

What buying in Valparaiso is actually like

Valparaiso is the right answer for a specific buyer and the wrong one for another, and the difference is easy to establish before you commit. Here is what matters.

 

Go and stand on the street. Not on a Sunday morning. On a weekday when training is running. This is the single most useful thing you can do here, it costs nothing, and it settles the only real question about living in Valparaiso. Some people genuinely do not mind. Some do. You will know within ten minutes.

 

Talk to your lender early. The city raised concerns years ago about financing availability under high projected noise levels. That was its own advocacy position rather than current policy, and Caron will not tell you it is a rule — but a five-minute conversation with your lender before you go under agreement costs nothing and removes the uncertainty entirely.

 

Be ready to move on the right house. Forty-nine days on market with sixteen sales a quarter means the good ones do not sit. Get your financing arranged before you start looking, not while you are looking.

 

Check the bayou exposure for the specific parcel. Boggy Bayou and Tom's Bayou frontage is a real asset and a real variable. Flood pricing is now property-by-property, so the town's general profile tells you very little about the individual address.

 

Get the wind mitigation inspection before you write the offer. Roof covering, deck attachment, roof-to-wall connections, geometry, secondary water resistance and opening protection all feed into your premium. Homes built before the 2002 Florida Building Code often lack several. Never budget off the seller's premium — theirs reflects their claims history and deductible, not yours.

 

The hurricane deductible is separate and commonly 2%, 5% or 10% of dwelling coverage. On a $435,000 home, 5% is roughly $21,750 before coverage begins.

 

Regional inspection failures apply here too. Gulf Coast roof life runs closer to 10 to 15 years than 20-plus. Polybutylene plumbing in homes built between 1978 and 1995 is refused outright by many carriers. Federal Pacific and Zinsco electrical panels frequently must be replaced before an insurer will bind. Florida is the termite capital of the country, so a wood-destroying-organism inspection is not optional.

 

If you are renting first, Florida Statute 83.682 lets a servicemember end a lease with 30 days' written notice and a copy of orders for a PCS 35 or more miles away, among other triggers. Liability is limited to prorated rent, and the statute states plainly that it "may not be waived or modified by the agreement of the parties under any circumstances."
