Half the price per square foot of Destin — and no federal financing restriction
Fort Walton Beach is the working, transacting middle of this county, and for a VA-financed buyer it is arguably the strongest combination on the coast.
Start with the number that matters. Fort Walton Beach runs about $216 per square foot against Destin's $436 — essentially half, in the same county, on the same coastline, in the same school district.
Then the one almost nobody mentions. The federal Coastal Barrier Resources Act polygons that Okaloosa County maps are concentrated in east Destin, and county mapping checks on the mainland Fort Walton Beach side come back clear. Inside a CBRA System Unit, flood insurance is unavailable for post-1983 structures and properties are effectively ineligible for VA, FHA and USDA loans — so where the line falls genuinely decides whether a VA purchase is possible.
A separate Santa Rosa Island unit exists in the federal system covering parts of this coastline, so barrier-island addresses still need checking individually. On the mainland, this is far less often a problem than it is in east Destin.
It is also the closest sizeable town to Hurlburt Field, and roughly 20 to 30 minutes to Eglin depending on your gate.

Fort Walton Beach sells fastest and holds the highest sale-to-list ratio of the three. It was also up about 11.5% year over year while the county overall was flat and Destin barely moved. This is where the volume and the momentum actually are.
One honest caveat on the headline number: the beach-side portion of the city behaves nothing like the mainland. Condo-heavy stretches run far higher per square foot. The citywide median does not apply on the water, and anyone quoting it to you as though it does is being careless.

It is the most active of the three main markets. Homes sell in about 59 days against 98 in Destin and 74 in Niceville, and close at roughly 96.7% of asking — the highest ratio of the three. Prices were up about 11.5% year over year while the county overall was flat.

Less than the reputation suggests, and it depends on the grade. Niceville has a clear edge at elementary and middle school. At high school it is close to a tie — Niche ranks Fort Walton Beach High 117th in Florida against Niceville High at 122nd, though the state graded them B and A respectively for 2024-25. Both readings are worth seeing.

What should I check before buying a condo on Okaloosa Island?
The recorded milestone inspection report, the Structural Integrity Reserve Study and its funding percentage, and an estoppel certificate showing pending or approved special assessments. Much of the island's stock is old enough to fall under Florida's condo safety rules, and underfunded reserves can both trigger assessments and make a building non-warrantable for conventional financing.
Where people buy
Fort Walton Beach is an established city — new construction here is infill, not subdivisions. That means the neighbourhood, not the builder, is what you are choosing.
Elliott's Point is the waterfront single-family pocket, running around $345,000 at roughly $179 per square foot. Oakland and Northwest Fort Walton Beach sit lower still, near $306,000 to $315,000 and $157 to $162 per square foot — genuinely good value inside the city. Kenwood, Ferry Park, Seabreeze, South Bayou and East Miracle Strip each have their own character and price band.
Note that Cinco Bayou is a separate municipality despite sitting inside the area, and Wright and Ocean City are unincorporated. Which jurisdiction a property sits in affects taxes and services, and it is not obvious from a listing.
Okaloosa Island is a different market again. It is condo-dominated — El Matador, Surf Dweller, Gulf Dunes, Waterscape, SeaCrest, Emerald Towers West, Azure, Nautilus, Pirates Bay and many more — with prices ranging from around $300,000 for a smaller unit well into seven figures.
Two things make the island worth understanding separately: it is unincorporated Okaloosa County, which carries the county's Community Rating System Class 5 standing and a 25% flood insurance discount in mapped flood zones; and the condo stock is old enough that Florida's milestone inspection and reserve rules are the dominant risk. See the section below before you offer on any of it.

Condos — read the reserve study first
This is the single largest risk in this market, and it is concentrated in the older beach-side stock. Florida requires a milestone inspection for condo buildings of three habitable stories or more at 30 years, then every ten, with a Structural Integrity Reserve Study alongside it. Since the end of 2024, reserves for structural components in those buildings generally cannot be waived.
The consequence is catch-up funding, sharp fee increases and special assessments. A suspiciously low monthly fee on an older building is a warning, not a bargain.
Before you offer on any condo here, ask for the recorded milestone inspection report, the full reserve study with its funding percentage, and an estoppel certificate showing pending or approved special assessments. Underfunded reserves also make a building non-warrantable, which removes conventional financing entirely — a problem you want to discover before the appraisal, not after.
Insurance and flood
Never budget off the seller's premium — theirs reflects their claims history, carrier and deductible, not yours. What moves your number is the wind mitigation inspection: roof covering, deck attachment, roof-to-wall connections, geometry, secondary water resistance and opening protection. Homes built before the 2002 Florida Building Code often lack several.
Flood insurance is now priced property by property rather than by zone, so being outside a mapped flood area does not mean coverage is cheap or unnecessary. Okaloosa County can confirm a specific address and often holds an elevation certificate already on file, which saves the cost of commissioning one.
Schools
Okaloosa County School District earned an A for 2025-26 — 23 A-rated schools, 10 B, and a rise from 11th to 8th in the state. Fort Walton Beach is served by Elliott Point, Kenwood, Edwins and Shalimar elementary schools and Southside Primary; Meigs, Pryor and Bruner middle schools; and two high schools — Fort Walton Beach High and Choctawhatchee High.
Be aware the ratings services disagree here, and you should see both. The Florida Department of Education graded Fort Walton Beach High a B for 2024-25; Niche rates it an A and ranks it 117th in Florida — marginally above Niceville High at 122nd. So the common assumption that you must move to Niceville for high school does not survive contact with the data.
Two strong alternatives also sit in the city: Liza Jackson Preparatory and Northwest Florida Ballet Académie, both A-rated. Verify any address at the district's zoning page before you offer.
What buying in Fort Walton Beach is actually like
Fort Walton Beach is the practical choice on this coast, and the reasons are concrete rather than sentimental. Here is what actually matters.
The CBRA question is worth raising, because no competitor page mentions it. If you are financing with a VA loan, the mainland Fort Walton Beach side avoids a restriction that can end a purchase outright in parts of east Destin. It is not a marketing angle; it is a federal designation, and it is checkable. Because a Santa Rosa Island unit also exists in the federal system, Caron will have any barrier-island address confirmed with U.S. Fish and Wildlife Service rather than assuming — maps orient, determinations decide.
Know which jurisdiction you are buying in. Cinco Bayou is its own municipality. Wright and Ocean City are unincorporated county. Okaloosa Island is unincorporated too — which is what earns it the county's Community Rating System Class 5 standing and a 25% flood insurance discount in mapped zones. Taxes, services and that discount all follow the line, and the line is invisible on a listing site.
On Okaloosa Island specifically, ask whether the property is fee simple or still leasehold. The island originates as leasehold land from Okaloosa County, and while owners have been able to convert to fee simple since the 1990s, not every parcel has. It matters because most lenders are reluctant to finance leased land. There is a whole page on this — ask Caron before you offer.
The housing stock is older, so inspect accordingly. Gulf Coast roof life runs closer to 10 to 15 years than the 20-plus you may expect. Polybutylene plumbing in homes built between 1978 and 1995 is refused outright by many carriers. Federal Pacific and Zinsco electrical panels frequently have to be replaced before an insurer will bind a policy at all. Florida is the termite capital of the country, so a wood-destroying-organism inspection is not optional. On an older Fort Walton Beach home these findings often determine whether the house can be insured, not merely what it costs.
The hurricane deductible is separate from your standard deductible. Florida insurers offer it as a percentage of dwelling coverage — commonly 2%, 5% or 10% — and it must appear on your declarations page as a dollar figure. On a $375,000 home a 5% hurricane deductible is roughly $18,750 out of pocket before coverage starts.
If short-term rental income is part of your plan, check the current rules before you buy. Fort Walton Beach has historically been far less restrictive than Destin, where zoning district decides the question outright — but the city has been actively considering regulation, and the position may have moved. Confirm the current ordinance with the city rather than relying on anything written earlier, including this page.
If you are renting first, Florida Statute 83.682 lets a servicemember end a lease with 30 days' written notice and a copy of orders for a PCS 35 or more miles away, among other triggers. Liability is limited to prorated rent, and the statute states plainly that it "may not be waived or modified by the agreement of the parties under any circumstances."
And claim the homestead exemption if you qualify. Florida's exemptions require permanent Florida residency. A servicemember keeping another state's domicile gets neither the exemption nor the Save Our Homes assessment cap — while active-duty members who are Florida residents can keep it even while renting the property out under later orders.
